Staging Listed at Top of List to Get a Home SoldCategory: Advice Article added by: Teri Woods
The staged homes are the homes that are selling right next to the homes that are ridiculously reduced in price. Most buyers do not want to move into a "fixer upper” and are looking for the move in ready purchase.
The cost to stage a home depends on the independent Home Stager but usually the consultation is around $75.-100 for the first hour. A home seller can request to have a written plan at the consultation and then do the work themselves and the written plan will have an additional cost and will be mailed to the homeowner within a 7 day period. Of course, we understand how emotional and stressful it is to sell a home regardless of the circumstances and hiring a professional to come in and prepare the home for the market is the most ideal. The homeowner can leave during the times that the "staging” is going on and not have to deal with the process. Staging a home increases the value the home. We recommend having the home "staged” prior to having the appraisal done. All staged homes come in at a higher appraisal value which means more equity for the seller. The seller will receive a great return on the staging investment at approximately 120-150%.
Most buyers will look online for homes and will go first to the listing with a virtual tour. This is a great selling tool for all sellers. Be sure that the home is professionally staged prior to having the pictures done for the virtual tour. There is only one chance to make the perfect first impression and a professional Home Stager is trained to create exactly this to appeal to all buyers. The bottom line is that one just can’t lose by having the home staged. The return is huge, a company comes in to do the work and the house is handed over to your agent ready to "show”.

| I have been an interior designer for over 20 years now and in the past several years have branched out into the world of Home Staging. I have staged homes in the price range of $200k to well over $1m and can proudly state that each home was sold within 3 days to 2 weeks after staged. Staging a home for the real estate market is an absolute must for the seller whom wishes the home to sell FAST and for absolute TOP DOLLAR! Once a home is properly designed to sell it will appraise at a higher value as well. Brokers reap great benefits from homes that are staged in that the home will sell much quicker than others that are not prepared for the "show", the two go hand in hand, Stagers and Realtors. |
