The staged homes are the homes that are selling right next to the homes that are ridiculously reduced in price. Most buyers do not want to move into a "fixer upper” and are looking for the move in ready purchase.
The cost to stage a home depends on the independent Home Stager but usually the consultation is around $75.-100 for the first hour. A home seller can request to have a written plan at the consultation and then do the work themselves and the written plan will have an additional cost and will be mailed to the homeowner within a 7 day period. Of course, we understand how emotional and stressful it is to sell a home regardless of the circumstances and hiring a professional to come in and prepare the home for the market is the most ideal. The homeowner can leave during the times that the "staging” is going on and not have to deal with the process. Staging a home increases the value the home. We recommend having the home "staged” prior to having the appraisal done. All staged homes come in at a higher appraisal value which means more equity for the seller. The seller will receive a great return on the staging investment at approximately 120-150%.
Most buyers will look online for homes and will go first to the listing with a virtual tour. This is a great selling tool for all sellers.
