Although there are several factors to consider while buying land in Montana:
• Zoning
Check with local officials to determine zoning rules to be sure you can build the type of home you want before the actual buying. Enquire about future zoning, if there are plans to put in shopping malls or airports, or to change nearby land uses that could also decrease the price of your property.
• How it smells and sounds
Note that you might face exhaust fumes from road transport or not really lovely odors produced by cattle farms. In addition nobody is going to carry along a plastic bag and collect after horses.
• Elevation issue
If the land is situated near mountains, are you sure the land is not going to move in the future? Some foundations have tendency to break if the land is unstable. Find out if your parcel lies within the path of a potential landslide. If you are going to construct bodies of water, you may think about building a raised foundation and buy flood insurance.
• Utilities
Water is highly important. Sometimes water rights don't run with the land, which means you, for instance, could not make a well. Before buying land, find out the depth of your water table and consider the difficulty of digging. It is also important to consider a generator for back-up during power cuts.
